What the garage conversion package includes, from €15,000
A complete, turnkey conversion of a standard single garage, built to current Irish Building Regulations. Because it uses the structure you already have there are no new foundations, planning permission is not normally needed, and the work takes weeks rather than months. Double garages and unusual layouts are quoted individually.
New window in place of the garage door
The garage door is removed and the opening rebuilt with a quality double-glazed white PVC window. It transforms the front of the garage, brings in natural light and makes the space a proper habitable room.
Insulated floor, walls and heating
A suspended timber floor is fitted level with the house floor with 50mm rigid insulation beneath, so no cold floor. External walls are dry-lined with 50mm insulated plasterboard and skimmed smooth, ready for paint. A 1000mm double-panel radiator is connected to your existing central heating, so the room is heated from day one.
Flooring, finish and payment terms
Choose from a range of laminate flooring, or source your own and we deduct it from the price. All waste is removed and you are left with a clean, finished room. Most conversions take 2 to 3 weeks. Payment is 15% on booking, 50% at the end of week one, 30% on completion and 5% thirty days after.

How much does a garage conversion cost?
From €15,000 inc VAT for a standard single garage. That covers the new window, insulated floor and walls, radiator connected to your heating, plastering, laminate flooring and waste removal. Double garages, en-suites or extra electrics are priced on top, and always agreed in writing before we start.
Do I need planning permission to convert my garage?
Usually not. Converting an attached garage to living space is normally exempt development in Ireland as long as the external changes are minor, which replacing the door with a window generally is. We confirm this for your house before any work starts.
How long does it take?
Most garage conversions are finished within 2 to 3 weeks, with minimal disruption to the rest of the house. We give you a start date and a finish date before we begin.
Are there any additional costs?
Only if you ask for extras outside the package, such as an en-suite, a kitchenette, additional windows or electrical work beyond the standard. Anything like that is priced and agreed before we start, so the number you sign is the number you pay.

What can I use the room for?
