Knock through to an open-plan kitchen, dining and living space. Engineer-designed steel beam, temporary propping, fire-clad and plastered flush, waste gone and the space ready for your kitchen fitter or decorator. Fixed price, fully certified, by a family-run Kildare builder.

A fully inclusive, engineer-certified removal of a load-bearing internal wall up to 3.5 metres long and 2.5 metres high, from €8,000 inc VAT. Longer spans, two walls or non-standard structures cost more and are priced individually, always in writing before we start.
Your living areas and belongings are sheeted and protected before anything starts. For a load-bearing wall, temporary propping goes in first so the structure is carried safely throughout the removal.
A rolled steel joist sized by our structural engineer for your span and loading, not an off-the-shelf beam, is supplied and installed to carry the load. It is then clad in fire-resistant plasterboard to meet Irish building regulations, either plastered flush or boxed out to suit.
Floor, ceiling and adjoining walls are filled, patched and plastered smooth, ready for paint. Every job is certified by a qualified structural engineer, which matters for your insurance and any future sale. All rubble and waste is removed and the space left clean for the next trade.

From €8,000 inc VAT for a load-bearing wall up to 3.5m long and 2.5m high, including the engineer-sized steel beam, propping, fire cladding, making good, plastering, certification and waste removal. Longer or unusual walls are priced individually before we start, and the figure you sign is the figure you pay.
Often yes on the ground floor of an Irish semi or detached house, but it depends on the house. We check on the survey visit and our engineer confirms it. Either way the price you are given covers whatever is needed to do it safely.
No. Removing an internal wall is internal work and does not need planning permission. It does need to comply with building regulations, which is why every job is engineer-designed and certified.
A standard single wall removal is normally complete within a week, including plastering. We give you a start date and finish date before we begin and protect the rest of the house while we work.
We work throughout Kildare and within about 20km of Naas, including Naas, Newbridge, Maynooth, Celbridge and Kildare town. Close to the boundary? Send us your Eircode and we will tell you straight away.
